Good design is good business

Good design must be functional, flexible and future-focused — and every element plays a part: materials that age well, layouts that adapt, and decisions that support sustainability.

Morris Moor is a powerful example of what’s possible when design leads. In its refurbishment, we focused heavily on optimising natural light. By investing in structural skylights, we introduced a new sense of openness and clarity. Light-filled, high-functioning spaces shifted the perception of what was previously considered ‘difficult stock’ — helping us lease over 1,400 sqm in just 18 months.

Another challenge lay in a two-level building where the upper floor lacked presence and access. The breakthrough came with a creative yet compliant solution: we opened up the existing fire stair by stripping away the enclosing structure around it. Suddenly, what was once hidden became a striking feature — unlocking visibility, flow, and a sense of energy that transformed the space.

n. Over 10 years on, it continues to draw compliments. In a sector where commercial fit-outs are often replaced within a few years, the fact that we’ve never had to update ours 
speaks volumes.
