In the newest episode of the Up Property Podcast, Marcus Jankie chats to Gaston Nogues, Senior Associate Architect at ClarkeHopkinsClarke, the firm that led the design of Building 4 at Morris Moor.
At the heart of the conversation is a deep dive into adaptive reuse—the architectural approach that guided the transformation of a 70-year-old factory into a dynamic, award-winning destination precinct.
From the outset, ClarkeHopkinsClarke approached Morris Moor as an opportunity to create something both socially and environmentally meaningful. By working with the existing building stock, the team embraced a more sustainable path—one that reduces operational carbon, and the embodied carbon locked into new builds.

This project began with a masterplan, shaped by context and purpose. The location of Building 4—on the edge of residential and industrial zones—proved ideal for hospitality and community activation, while maintaining a respectful buffer to nearby housing. The team was determined to preserve the inherent character of the building while delivering something new—a layered, textured place that feels authentic and alive.
Morris Moor has gone on to receive national recognition and multiple design awards, cementing its role as a benchmark for adaptive reuse in Australia.
